I can tell you that the two new condos going up near my shop, 909 Kapiolani & the Moana Vista both start in the $400's. And from the floor plans...they are damn small...the one bedroom ones at 909 are 660 sq. ft. "starting at $470.000"...whew...

They gotta do something about the rising cost of real-estate in town. Amazingly expensive! On top of that, there is maintenance fees too!

They will charge whatever the market will bear. So until people are unwilling to fork over $400k for a closet, they will continue to sell condos for that amount of money. Give it about a year or so because the prices are starting to fall now.

i'm trying to decide to sign a 6-12 month lease or go short term, say 3 months, while try to look for something to buy.

I dunno but that price just might be considered affordable housing. None of the new town condos, afaik, are considered such.

By comparison, a 400 sq. ft. condo in a 32 year old building in Makaha can be had in the low $200k range. The closer to town the higher the price.
