Looking for web demo software

I need to create tutorial videos that show how to use and navigate a web-based application. I've downloaded several trial versions, but none can do what I want. I don't know if it's because of the embedded flash and java in the site, but several of them don't record correctly. Screen changes lag badly so mouse movements and clicks are appearing on the wrong screen. I've seen some youtube tutorials where the video can also zoom to specific section of the screen to show a closeup of the action then zoom back out. Any ideas for this kind of software?

I'd like for it to offer:
- insert callout buttons to describe the clicks or actions
- insert subtitles
- zoom in and out
- record audio to accompany the video
- save in wmv, swf, or any standard format
